I get asked "what's the best area to live?" more than almost any other question — and I've learned that the people asking usually want a real opinion, not just a list of facts.
So here it is: my honest breakdown of where different types of buyers tend to land happiest, based on what I've seen work (and not work) for real clients over the years.
This isn't a ranking of "best to worst." It's a guide to matching your priorities — family, budget, walkability, quiet, water — to the community that actually delivers on them.

BEST FOR FAMILIES
Neenah & Fox Crossing
Both consistently show up when I ask family buyers what they loved most after moving in. Neenah offers a walkable historic downtown, strong schools, and genuine neighborhood character — the kind of place where kids ride bikes to a friend's house.
Fox Crossing's advantage is location: it sits centrally enough that you're never more than 10-15 minutes from Appleton, Neenah, or Menasha, which matters if co-parenting, activities, or work locations pull your family in different directions.
BEST FOR FIRST-TIME HOME BUYERS & AFFORDABILITY
Kaukauna & Menasha
Both offer genuine value without feeling like a compromise — established neighborhoods, reasonable price points relative to Appleton or Neenah, and enough amenities that you're not sacrificing convenience for affordability. Kaukauna's Fox River corridor has some particularly strong entry-level opportunities right now.

BEST FOR WALKABILITY & DOWNTOWN LIVING
Downtown Appleton & Downtown De Pere
If you want to walk to dinner, coffee, and a Friday night out, these two win. Appleton's downtown is the region's largest and most active — restaurants, Mile of Music, the Fox Cities Performing Arts Center all within a few blocks. De Pere offers a smaller, quieter version of the same idea, with its own genuinely charming riverside downtown.
BEST FOR WATERFRONT LIVING
Neenah, Menasha & Suamico
Neenah and Menasha both sit directly on Lake Winnebago, with genuine boating and fishing access built into daily life for a lot of residents. Suamico offers a different flavor of waterfront — bay access, Barkhausen Waterfowl Preserve, and larger lots that give you more room to spread out.
